Cashback offers and fee-based incentives are moving back into the refinancing conversation as lenders compete for borrowers who still have solid equity, reliable income and a clean repayment history.
While headline interest rates remain important, the latest market activity suggests some lenders are trying to win new business with upfront sweeteners rather than relying only on advertised rate cuts.

For mortgage holders, that can be useful, but it also adds another layer to the decision. A cashback payment may help offset discharge fees, application costs, valuation charges or legal expenses when switching lenders. However, it should not be treated as a saving in isolation. If the new loan carries a higher ongoing rate, larger annual package fee or a longer loan term that increases total interest, the benefit can disappear quickly.

This is especially relevant for borrowers coming off older loans who have not reviewed their mortgage for some time. Many lenders reserve sharper offers for new customers, meaning loyal borrowers may find there is a gap between what they currently pay and what is available elsewhere. That does not automatically mean refinancing is the best move, but it does mean the current loan deserves a proper review.

The practical step is to compare the full cost of the loan over time. Look at the interest rate, comparison rate, upfront fees, ongoing fees, loan features, offset account access, redraw flexibility and any conditions attached to the cashback. Some incentives require a minimum loan size, a new-to-bank application, or settlement within a set period. Others may not apply to investors, trusts, construction loans or borrowers seeking cash out.

It also builds on recent fixed-rate discounting, showing that competition is not limited to one part of the market. Lenders are using several levers at once, which gives borrowers more choice but also makes simple rate shopping less reliable.

Before moving, borrowers should estimate the break-even point: the moment when any repayment savings outweigh the cost of refinancing, after allowing for cashback or fee waivers. If the break-even period is short and the new loan suits your goals, the offer may be worth considering. If it takes years to recover the costs, staying put or negotiating with your current lender may be more sensible.

The main message is clear: incentives can improve a refinance outcome, but only when they support a stronger overall loan structure. A lower repayment, better features and reduced long-term interest should remain the priority.
