Borrowers should also consider whether the new loan term resets the debt over a longer period, as this may lower monthly repayments while increasing total interest over time.

The break-even point is especially important, because a refinance that looks attractive on day one may take months or years to deliver a net saving.

Borrowers should also think about serviceability. Even if equity has improved, lenders will still assess income, expenses, existing debts and credit conduct. Recent lending conditions mean some applicants may find they qualify for a different amount than expected, particularly if their household budget has tightened or they are carrying personal loans, credit cards or investment debt.
